    The time you have to cancel the purchase (called the rescission period) depends on state law, although it is usually only a few days (3-15).

    Read your contract carefully and check if there is a clause on the termination period. The timeshare salesperson won’t tell you about this clause, but probably all you need to know is in your timeshare contract.

    Once you read your contract within its termination period, the first thing you have to do is write a letter requesting the cancellation of your timeshare contract, in this case, there are resorts that give you the form to cancel within the rescission period. The cancellation letter or form must include certain information, such as the date of purchase, contract number and description, and buyer data. It is very important that you keep a copy of the letter as proof that you canceled on time.
    Most timeshare resorts work with timeshare resale companies, and they will tell you that they can sell your timeshare by making unrealistic expectations.

    Sometimes timeshare companies agree to cancel your timeshare contract only if you pay a penalty.

    If the buyer properly cancels the contract within the allotted time period, all funds paid must be returned to the buyer.

    After the termination period has passed, it becomes more difficult to cancel your timeshare contract, but not impossible.

Many tourists buy a timeshare with the intention of traveling around the world, others intend to buy the property as a financial investment, which is actually a very bad move, since you are not actually buying a property, but you are only paying by fractional right or points of use a property, while some were practically forced to buy. Regardless of the reason, the truth is that many timeshare owners regret their purchase.

    Unfortunately, this process can be very frustrating, to the point where many people are willing to sell their timeshare for just a few pounds, or even give it away.

    Actually, one of the biggest complaints about timeshare is that the units are very difficult to sell, if not nearly impossible, regardless of what some people may say or have you believe.     If you have filed a lawsuit against the resort, ask your lawyers about it, in case they can get an agreement with the resort.     The Point is the “currency” in which the value and price of the vacations at the point system resorts are established. Within the Club, each complex, each accommodation unit and each season have a value in Points. So, you do not pay for your vacation with money but with the Points you have.

    Instead of having a weekly participation in a specific Resort and season, Resort members will have points to reserve nights in the Resorts of the contracted Club, many of them supposedly spread around the world and with various travel and stay options.

    The problem is that all this is always subject to availability at the Resort’s discretion, therefore, when you try to book a desired vacation, the resort usually responds that everything is busy on those dates or that you do not have enough points to enjoy the chosen destination.

    Any timeshare still has availability restrictions and limitations, so you do not have complete freedom to plan your vacation.

    Maintenance fees are generally assessed by the number of units and weeks in a given resort, along with common areas, facilities, and operating costs.

    It is also important to specify that these fees do not remain fixed. Due to changes in the economy, the maintenance of a timeshare changes every year. In some cases, a special charge is added to cover unpredictable operating expenses.

    When maintenance goes up to the point that you can’t pay for it anymore, it’s best to nip the problem at the root, and the best way to do that is by canceling your timeshare contract.
